Selling Your
Triangle Home
When selling their home
in the triangle people will
select their agent in one of the following ways:
1) They will select on the agent's
skill, integrity and the strength of their marketing
plan, i.e. how the agent will perform if they are hired.
2) They will select on the agent's
"Price Opinion". What that agent thinks or says the
seller's house will sell for, not realizing that in the
real estate business there is something called "Seller
Stroking".
What is "Seller Stroking"?
Seller Stroking is
where an agent will tell a seller that their house is
worth more than it really is. They do this because they
hope the seller will hire them because the seller
thinks they are going to get more money!
It is
important to note:
The agent has no control over
market conditions. The agent brings the market, the
market brings the price.
I would always advise a seller to
interview a number of agents, I would love to be one of
those agents. You can then use me as a measuring stick
to compare other agents to. |
FREE CMA! Find out how much your home is worth!
How many times have you seen
that in a REALTOR's ad or website. The truth is that NO
real estate agent will charge you for a Competitive
Market Analysis or CMA.
The
important thing is that you know what that CMA is
telling you. The 'quality' of the CMA is vitally
important, our MLS produces a pretty convincing CMA with
just a few minutes work. But how accurate is that?
I will NEVER produce a CMA without seeing your house
first, yes on our first meeting I will have done my
price research before we meet, but I will not produce
the report that you will base the list price of your
home upon until I've seen the unique benefits and down
sides of your home. Call me - 919 388
4832 - and I will talk you through my multi faceted
approach to CMA's and why basing your list price on the
CMA may not be the right way to go. |
